Tips for Choosing Your Homesite

We’re currently building new homes in the River Landing neighborhood, so if  you’re looking for a custom home builder in Nocatee, we could be your perfect match. We still have a number of available lots, but that can change quickly. Still, when choosing your ultimate homesite, here are some tips to help you find the one best for you.

Start by checking our plot map to keep up to date and to see which plots appeal to you most. Also check with us to see which floor plans are available for each lot and see if any changes you may want to make are possible.

One of the reasons to see if changes can be made to floor plans or to see if certain floor plans fit is the basic topography of the land. Not only does the size of the lot impact the size of the home, but you need to know about any possible sloping or settlement if the ground has been filled in during the grading process of getting the site prepared for building.

Even if the community is relatively new and not a lot of houses are completed yet, by taking a drive or walk through, you can see some of the work already done and get a sense of the sizes, proximity, and views. Think about the view you want to have and keep that in mind when choosing your lot. You may also want to consider where you want the most sunlight to be coming in at certain points of the day.

Fortunately, River Landing has a number of sites that have water views, particularly from the back of the home, as some also include water access. Others still offer water views of ponds, while others offer beautiful greenery. However, whenever you’re choosing any lot, find out if there’s the potential for additional building that could potentially change or ruin your view. Fortunately, many higher-end builders and communities ensure some sort of distance and remaining greenery to maintain your view.
